Ethiopia: New Designs for 40/60 Houses

Ministry of Urban Development, Housing and Construction (MUDHC) disclosed it has three new designs for its 40/60 housing schemes. The Ministry made this move following the large demand for the housing scheme.

The new designs include buildings up to 24 storeys. According to Desta Shewamola, head of Houses & Building Design Preparation & Implementation Department, there are also buildings under the new scheme with 16, 18 and 20 storey. Buildings with 24 storey will be equipped with three basements and 16, 18 and 20 storey buildings will have two basements.

According to Fortune, ETG Designers & Consultants Plc is awarded the design preparation work for 16, 20 and 24 storey buildings. On the other hand, 18 storey houses are awarded to the Addis Ababa Savings and Houses Development Enterprise (AASHDE).

There are three types of houses availed by the Ministry under the 40/60 scheme, which the classification is based on the number of bedrooms. The buildings that are already under construction, 12 storey buildings, encompass one bedroom, two bedroom and three bedroom
houses which their number is equally proportional in the buildings.

Desta noted, the decision to increase the number of storey in the buildings came in order to accommodate the larger demand of houses by efficiently using the lands apportioned for the purpose.

Another reason is the proportion of the types of houses to be included in each of the new designs varies from those currently under construction.

There were 160,000 residents that registered for the housing scheme. Out of these it was only four percent of them that registered for the one bedroom houses and on 46 percent for the two houses. The rest, 50 percent, registered for three bedroom houses.

Desta noted the price of the newly designed houses might differ from the current amount. He said, “The price of the houses may increase”. “The government, however, may subsidize it.”

He added the building to be built will have electric power generator that will serve the houses in case of a power shortage.

According to Fortune, the government has until now raised 6.3 Billion Birr which was raised through the sale of bonds for the construction of houses. The Ministry noted it has so far spent 1.25 Billion Birr on the 40/60 houses currently under construction.
